What affects the cost of bi-fold doors in Dubai

The seven decisions that move a folding door quotation up or down, and what to settle before asking suppliers for prices.

Folding doors are quoted per opening, not per square metre, because two openings of the same size can differ in price by a wide margin depending on what goes into them. This guide lists what moves the number so that quotations from any supplier can be compared like for like.

1. Opening size and number of panels

Cost rises with area, but the number of panels matters as much: each panel carries hinges, rollers, gaskets and a vertical frame. A five-panel door costs more than a four-panel door of the same width even though it has less glass. Fewer, wider panels are usually cheaper per opening, up to the panel-width limit of the system.

2. The system: standard or thermal break

A thermal-break profile has an insulating strip between the inner and outer aluminium. It costs more and is justified on sun-facing openings into air-conditioned rooms, usually with double glazing. On a shaded or lightly used opening a standard profile may be the better spend.

3. Glass build-up

Tempered single glazing is the base. Laminated glass adds cost and gives security and noise reduction. Double-glazed units add more; a low-emissivity coating on top of that is the usual specification for Dubai rooms that are cooled. Glass is often the largest single variable after size.

4. Finish

Standard powder-coat colours (whites, greys, blacks, bronzes) are included in most quotations. Special colours, textured finishes, wood-effect finishes and dual colours (different inside and out) add cost and sometimes lead time.

5. Threshold and drainage

A standard raised threshold is the base. A low threshold costs a little more. A flush threshold needs a drainage channel, a recessed track and often work to the external floor, which can add more than the door itself in an existing finished terrace.

6. Site access and removal

Ground-floor openings with vehicle access are the base case. Upper-floor terraces, narrow stairs, lifts and the need for a hoist or crane add cost. Removing and disposing of an existing door or window, making good the reveal and any plaster or tile repairs are usually quoted as separate lines; ask for them to be included so there are no surprises.

7. Approvals

Some communities and buildings require approval for changes to external elevations. The application is normally the owner's responsibility, but the supplier may need to provide drawings. Allow time for it.

What to decide before asking for quotations

  1. The clear opening you want (width and height), measured roughly
  2. Which way the panels should stack and whether you need a traffic door
  3. Whether the room is air-conditioned and which way the opening faces
  4. Threshold preference: raised, low or flush
  5. Frame colour and whether inside and outside can be the same
  6. Whether the old door has to be removed and the reveal made good

With those six points answered, quotations become comparable. Request one for a folding door and we will confirm the rest on site.
