Aluminium bi-folding doors
Open the whole wall when you want it, close it cleanly when you do not
A folding door is a run of glazed aluminium panels hinged together and carried on a track, so the whole run folds and stacks to one side. Open, almost the entire width is clear; closed, it seals like any other door. That is why folding doors suit rooms that are used as one space with the garden: living rooms, majlis, kitchens that spill onto a terrace, and cafés or restaurants that open to the street.
- Villa living rooms and majlis opening to gardens and pool decks
- Kitchen and dining areas onto covered terraces
- Balcony enclosures where the full width must open in winter
- Restaurant and café frontages, shop fronts and showrooms
- Room dividers between a majlis and a hall
If you mostly want large uninterrupted glass and only open part of the width, compare with our slim sliding doors.

Why choose aluminium for bi-folding doors?
Aluminium brings strength, style and low maintenance together. The frames are slim for their strength, do not warp, rot or rust, and a powder-coat finish keeps its colour in sun and coastal air with little more than washing. Because the material is strong, panels can be large and the sightlines narrow, which keeps the view and the daylight.
Benefits of aluminium bi-folding doors
- A clear opening. Panels stack flat to one or both sides, so the room and the terrace become one space.
- Everyday access. An odd number of panels gives a single traffic door that opens like a normal door without unfolding the rest.
- Light and views. Large glass areas and slim frames; glass is chosen for the orientation of the opening.
- Comfort. Double glazing with a low-emissivity coating, and a thermal-break frame where it is justified, keep cooled air in and heat out.
- Durability. Hinges, rollers and tracks sized for the panel weight; stainless-steel hardware for coastal sites.
Panel configurations and opening direction
Choosing the configuration
The number of panels is set by the opening width and the maximum panel width of the system. Fewer, wider panels give more glass and fewer vertical frames; more, narrower panels make lighter panels and shorter stacks. Which side the panels stack depends on what is beside the opening: a long wall, a path that must stay clear, a worktop or a corner. Splitting a wide door so it folds to both sides halves the stack on each side. Fold direction — outwards keeps the stack outside and the inside floor clear; inwards is used where there is no space outside, such as a balcony.
Parking space and everyday access
Folded panels stand roughly at right angles to the opening, so the stack needs clear wall and floor space beside the frame; we mark it on the drawing. For daily use, specify a traffic door on the side you walk through most: it carries the handle and multipoint lock and is the panel you will use most of the time.
Transform your space
Glass and finish options
Doors must use safety glass; beyond that the choice follows orientation, air-conditioning and noise:
- Tempered glass — the standard safety glass for door panels.
- Laminated glass — stays in place if broken, cuts more noise, improves security.
- Double-glazed units with a low-emissivity coating — reduce heat gain through sun-facing glass in cooled rooms.
- Tinted, reflective or frosted panes — glare control and privacy.
Frames are powder-coated aluminium in standard whites, greys, blacks and bronzes; matt and textured finishes hide fingerprints on doors handled daily. Dual-colour profiles (different inside and out) are available on selected systems. See the glass guide.

Important features
Important features of our aluminium bi-folding doors
Thermal-break option
Insulated profiles for sun-facing openings in air-conditioned rooms, paired with double glazing.
Threshold choices
Raised for exposed positions, low for easier access, flush with a drained channel for level floors.
Hardware
Multipoint locks, flush bolts, handles in matching or contrasting finishes, stainless-steel rollers.
Configurations
Two to seven panels, stacking left, right or split, inward or outward folding, with a traffic door.
Fly screens
Retractable screens can be added on the inside of outward-folding doors.
Matching windows and doors
Windows, French and entrance doors supplied in the same profile and colour for the whole facade.
Threshold choices and drainage
A raised threshold gives the best seal against wind-driven rain and dust because the panels close against an upstand. A low threshold is a compromise for easier access. A flush threshold gives level access but only works when a drained channel runs in front of or under the track and the external floor slopes away from the door. We check floor levels and drainage during the site measurement; see the thresholds and drainage guide.
Thermal break: when it is worth it
A thermal-break profile has an insulating strip between the inner and outer aluminium so the frame conducts less heat. It is most valuable on openings that face the afternoon sun in air-conditioned rooms, normally paired with double glazing. On a shaded or lightly used opening a standard profile with suitable glass may be the more sensible spend. We advise opening by opening.

Measurement, installation, maintenance and warranty
Folding doors are made to the measured structural opening with an allowance for packing and sealing, so accurate measurement matters. Our site measurement covers the opening in three places for width and height, the floor level across the opening, and the lintel or beam the top track fixes to. Installation involves fixing the outer frame, hanging and adjusting the panels so they fold smoothly and meet the seals, fitting the threshold and drainage, and sealing to the structure.
Maintenance is light: keep the bottom track and drainage slots free of sand, wash frames and glass with mild soapy water, and have hinges and rollers checked periodically. See the maintenance guide. Warranty terms for the frame, finish, glass and hardware are stated on the quotation and handover document.
What affects the cost
- Opening size and the number of panels
- Standard or thermal-break system
- Glass build-up (tempered, laminated, double glazed, coatings)
- Finish (standard colours against special or dual colours)
- Threshold type and any drainage channel
- Site access, floor level and removal of existing doors
- Community or building approvals you need to obtain
The folding door cost guide explains each of these and what to decide before asking for quotations.

FAQ
Folding door questions
Why are aluminium bi-folding doors popular in the UAE?
They combine practicality with a contemporary look. Aluminium frames are light for their strength and unaffected by heat and humidity, the panels stack away to join a living room or majlis with the garden or pool deck in the cooler months, and with double glazing and good seals the same door closes tightly for air-conditioning in summer. They suit villas, apartments with terraces, restaurants and showrooms.
How many panels can a folding door have?
It depends on the width of the opening and the system. Residential folding doors are commonly made with two to seven panels. Wider openings are usually split so that panels fold to both sides, which keeps each stack shorter. The exact maximum panel width and height for the system we quote is confirmed on your quotation.
Can I open just one panel for everyday use?
Yes. With an odd number of panels, one panel can be hinged as a traffic door that swings open on its own without unfolding the rest. This is the most practical arrangement for a kitchen or living room that opens onto a garden you use daily.
Should the panels fold inwards or outwards?
Folding outwards keeps the stacked panels outside and frees floor space indoors; it also puts the main seals on the inside face, which helps against dust. Folding inwards is chosen when there is no room outside, for example on a balcony edge. Both need clear wall space beside the opening for the stack.
Can the threshold be flush with the floor?
A flush track is possible for both folding and sliding doors, but it relies on a drainage channel and an external floor that falls away from the door. In exposed positions a low or raised threshold gives a better weather and dust seal. We look at floor levels and drainage during the site visit and recommend accordingly.
Do I need a thermal-break frame in Dubai?
A thermal break is an insulating strip inside the aluminium profile that reduces heat passing through the frame. It is most worthwhile for sun-facing openings in air-conditioned rooms and is usually paired with double glazing. For shaded or lightly used openings a standard profile with suitable glass may be adequate. We advise per opening rather than as a blanket rule.
Which glass should I choose?
Tempered safety glass is the minimum for doors. Laminated glass adds security and reduces noise. Double-glazed units with a low-emissivity coating reduce heat gain and are the usual choice for air-conditioned rooms facing the sun. Tinted or reflective glass cuts glare. The quotation lists the exact build-up we have priced.
What affects the price of a folding or sliding door?
Size, number of panels, the system (standard or slim, thermal break or not), the glass build-up, the finish, the threshold type, access to the site and removal of existing doors. See the cost-factor guides for each product. We do not publish fixed prices per square metre because the same opening can be done in several ways.
How much maintenance do aluminium doors need?
Little, provided the tracks are kept free of sand. Vacuum or brush the bottom track regularly, wipe the frames with mild soapy water, and have the rollers, hinges and seals checked periodically. Avoid abrasive cleaners on powder-coated surfaces.
Is there a warranty?
Warranty terms for the frames, finish, glass and hardware are stated on each quotation and handover document, because they depend on the system and components supplied. Ask for them before you place an order.
